Professional window cleaners are much different then the typical cleaning person who includes glass cleaning within their services provided. The reason I mention this is because many people do not realize the difference it makes in the over all quality. Where a maid may be great for cleaning floors and doing laundry, a window cleaner specializes in one thing " window cleaning".

The cost associated with this specialized service is also very different. Where the typical cleaning service may quote a cost per hour which includes many duties, a professional window cleaning company will charge per job. So how much does window cleaning cost if you hire a professional service? There are many variables which are looked at during the estimate and I will give you some examples so that you have a better understanding.

One of the first things a professional window cleaner will do when evaluating the cost of cleaning windows at your home is to determine difficulty. It will depend heavily on how many stories is your home and is there solid ground to set up a ladder below each window. Are there trees or foliage which will interfere with the cleaning process or are the windows easy to reach?

Screens also play a big role in the cost of window cleaning. Most companies will include screen cleaning as part of the estimate. Either way, screens need to be removed before outside window cleaning can be performed. Some screens are removed from the inside while others can be removed from the outside. Most window cleaners prefer outside removable screens as they are easier. Screens which have to be removed from the inside take more time because of furniture and other objects.

The type of windows will play a major role in determining cost. Standard one over one windows are usually the cheapest with jalousie and colonial being the most expensive. The more framework within each pain of glass, the more money it will cost to clean.

Most window cleaning companies will determine the cost of cleaning your windows with all of these points in mind. The charge will most likely be a combination of estimated time on the job, window count and difficulty level. The charge will vary depending on the size of home and each window will go up in cost per story. Here are a couple examples....


House 1 is a one story with 20 standard windows

The average cost per standard window in this area is $7.00 for inside and out including screens. The window cleaning company will charge a fee of $140.00 and in most cases this will be a 2-3 hour job.

House 2 is a three story home with 10 first story colonial windows, 10 second story standard windows and 10 more standard windows on the 3rd floor. The average cost of cleaning colonials in this area is $10.00 in and out per window. The average cost of standard window glass cleaning is $7.00 first floor, $8.00 second floor and $9.00 for the third floor. Here is how the bid would look in this scenario.

10 colonial windows at $10.00 is $100.00

10 standard second floor windows at $8.00 is $80.00

10 standard third floor windows at $9.00 is $90.00

Charge For Cleaning Commercial And Hi-rise Windows

Commercial window cleaning bids are based on a few main points. The first point to consider is how regular will the job be or is it a one time cleaning? Contract work like bi-annual or quarterly cleaning can help cut down on costs associated with window cleaning services. Companies realize that regular customers deserve a discount and as the glass is maintained regularily, it will be easier to keep up for the cleaner.

Commercial buildings can be broken down into two different categories. Those which can have their windows cleaned with poles and ladders, and those which require hi-rise equipment to do the job. The pole and ladder job can be bid very much like a home. Difficulty level, window type, and how long will the job take? The hi-rise job requires special insurance and equipment to enable to window cleaner to work on glass high above the ground.

When companies bid on window cleaning jobs they figure in material costs, labor, and how fast the job can be completed. A good rule of thumb is expect around $50.00 per hour for the window cleaning work. Some companies will average a bit higher and some a bit lower.

A standard 3 story commercial building which can be cleaned with ladders will cost in the neighborhood of $400.00 if it can be completed in one day. This will be outside only cleaning in most cases.

Generally speaking if the windows are close enough, two windows all the way down is very typical for ropework and more if you are using a stage.

A good example would be a 40 story glass building. Cleaning 2 panes of glass from the top to the bottom would be a drop, A window cleaner may be paid $50.00 for each drop based on a percentage and the company will keep the other $50.00 to cover expenses and make a profit. So in this example the cost of each drop is $100.00 to the hi-rise building. A good window cleaner will do this drop in an hour to hour and a half. This will put the expense of window cleaning for the example hi-rise building at between $50.00 and $100.00 per hour which is fairly standard for this type of work.

Did you know, many window cleaning companies advertise specials during their off season? If you are up north then the fall and winter is off-season. If you are located in Florida, or perhaps the deep south, many conpanies will offer window cleaning specials during the summer. This is when it rains a lot and snow-birds along with others will wait until the weather clears to have their windows cleaned.
